Magnolia Bay ACC Adopts Roofing Guidelines
If a homeowner of a shared-roof home – i.e., a Cayman (townhome) or a Capri (villa, right) – chooses to install a new roof, after the attached neighbor has completed a roof replacement project, the new roof tiles must match the already-installed roof tile with the following stipulations:
- Storm water management
- Maintenance of canals, waterways and lakes
- Water quality monitoring, environmental mitigation and management
- Hurricane response and emergency operations
- 1. Palm Beach Blend
- 2. Sunrise Blend
- 3. Terracambra Range
- 4. Boca Cream
As a part of the ACC application and approval, all homeowners must provide written confirmation, from their roofing contractor, that a water-resistant underlayment will be applied, and it will be inspected by the City of Palm Beach Gardens to ensure it meets current building code and building permit specifications.
The reason these new guidelines are required is because of the importance of the underlayment to the integrity of the overall roof. Recent experience shows that homeowners who have replaced a roof, or are in the process of doing so, have evidenced water damage to the original plywood materials used by the builder, DiVosta. This damage is often not visible until the roofing tiles are removed but it could result in roof failure at any time.
As a result of this evidence, the HOA Board is acting proactively and has scheduled replacement of all common-area roofs – at the clubhouse, guardhouse, gazebo, and bus stop – and we expect this work will begin in first quarter of 2025.
The Board strongly encourages all of our homeowners to take this information into consideration in order to improve protection of their homes.
