HOA Board Meeting Tuesday at Gardens Church

(April 28) – The Magnolia Bay HOA Board of Directors will meet at Gardens Presbyterian Church on Tuesday, April 29, 6 PM. The meeting also will be available on Zoom.

Revised ACC Guidelines Adopted

(April 2) – The new Architectural Control Committee guidelines that were approved in a committee meeting on April 1 are online. In addition, an updated ACC Application Checklist is available.

Bernie Polselli New HOA Board President

(March 19) – Bernie Polselli was voted by the HOA Board to be the new Magnolia Bay Gardens HOA Board president following the annual meeting at Gardens Presbyterian Church Wednesday night. He succeeds Warren Patton, who declined to run for office at the conclusion of his two-year term.

Other elected officers were:
Kyle Mauro ran unopposed to succeed Patton for the open position on the Board.

Substantial Roof Damage Exposed at Clubhouse

(February 24) – RHI Roofing has uncovered substantial plywood and fascia damage to the clubhouse and the bus stop roofs during reroofing work last week. (Click photos to enlarge.) The significance of these findings is that neither structure displayed any leaks in the ceilings to this point, but both of them were at great risk for catastrophic deterioration had the HOA Board not contracted for new tiles and waterproof underlayment consistent with the new codes.

As it was, 80 linear feet of fascia board had to be replaced at the bus stop, and six plywood sheets were replaced at the clubhouse. Photos above show clubhouse roof damage and the new underlayment being applied last Friday.

The clubhouse is expected to have the underlayment completed at the end of the day on Monday, while no firm date has been set for the tiles to arrive on site.

These findings underscore the necessity for each homeowner to have their roofs checked for possible damage and to address any concerns promptly. More than a dozen homes have either had their roofs replaced, are in the process of replacement or are applying to the ACC for new roofs.
